RentalApplication.ai vs RentPrep: which fits your screening?
RentPrep built its name on human FCRA-certified screeners reviewing background packages. RentalApplication.ai is an automated, soft-pull TransUnion report with payroll-verified income and AI reference calls. Both are standalone (no software bundle) — the difference is what's in the report and how fast it moves.

Two standalone products, two philosophies
Neither service forces you into property-management software — a genuine point of agreement. RentPrep's traditional strength is manual review: human screeners assembling and sanity-checking background packages, with full bureau credit data appearing on its higher-priced packages. RentalApplication.ai starts from the other end: the TransUnion credit file with ResidentScore arrives automatically within minutes of the applicant finishing their application, and the machine does the assembling.
What the applicant experiences
Our flow is applicant-completed end to end: the applicant gets an invite link, fills out the application on their phone, consents to the FCRA disclosure with an e-signature, connects payroll for income verification (Pro and Premium), and the report generates on submission. Either side can pay. Soft pull only — the applicant's score is never affected.
Reference checks: hours, not phone tag
RentPrep leaves prior-landlord calls to you. Our Pro and Premium tiers include two AI landlord reference calls per screening — the agent phones the prior landlord, asks the standard screening questions, and returns a transcribed, structured summary, usually within hours.
Where RentPrep has the edge today
Criminal and eviction-related record searches ship in RentPrep packages now; ours are marked coming soon until our data integration is live. And if you specifically value a human screener reading the file before it reaches you, that's RentPrep's signature and not something we imitate — our compliance investment goes into the automated FCRA workflow (consent, permissible purpose, adverse-action notices) instead.
Who should pick which
- Pick RentPrep if you want a human-reviewed background package or need criminal/eviction searches in the report today.
- Pick RentalApplication.ai if you want bureau credit data in minutes, payroll-verified income, AI-run reference calls, and automated adverse-action letters — flat per-report, either side pays.

Frequently asked questions
Is RentPrep cheaper than RentalApplication.ai?
RentPrep's entry package (from around $29) is background-focused; packages with full bureau credit data cost more. Our tiers all include the full TransUnion credit report and score — compare on the pricing page against the RentPrep package that actually includes credit.
Do both services handle FCRA compliance?
Both operate under FCRA. RentPrep emphasizes FCRA-certified human screeners; we build compliance into the automated flow — standalone e-signed consent, soft pulls only, auto-generated adverse-action notices on declines, and an applicant dispute channel. See how the reseller framework works.
How fast is each report?
Our credit, income, and fraud sections generate within minutes of the applicant completing their application; AI reference calls typically complete within hours. Human-reviewed packages take longer by nature — confirm current turnaround with RentPrep.
Does RentalApplication.ai include eviction records like RentPrep?
Not yet — criminal and housing-record searches are held offline until our integration ships. The credit report's collections section does surface unpaid-rent charge-offs from prior landlords, which is the strongest single eviction predictor in the meantime.
