RentalApplication.ai is a premium tenant screening service for landlords and property managers. It is operated by Lotly Software LLC, a property-management software company based in Rocklin, California.

Why we built this

Independent landlords and small property managers have historically been priced out of the best tenant screening tools. The large enterprise vendors require annual contracts, complex setup, and monthly minimums that don't make sense if you're screening a handful of applicants per year. We built RentalApplication.ai to give every landlord access to the same caliber of FCRA-compliant screening that large operators use — with no subscription, no contracts, and per-report pricing that starts at $24.99.

President & Co-Founder

Caleb is an active mobile home park owner-operator and the founder of Lotly Software LLC. He built RentalApplication.ai (and its sister product Lotly) to solve the operational problems he and other park owners faced day-to-day — outdated screening tools, paper-driven applications, and lack of FCRA-grade dispute handling for small landlords.

Areas of focus: tenant screening under the Fair Credit Reporting Act · consumer-report reseller compliance · mobile home park operations · landlord-tenant law across U.S. states.

Our role under FCRA

RentalApplication.ai is a reseller of consumer reports under FCRA § 1681a(u). The landlord (the “end user”) is the party who decides whether to approve or deny a rental application based on the report and their own criteria. We do not score applicants and we do not make tenancy decisions. We require landlords to certify their permissible purpose under FCRA § 1681b before a report is delivered, and we honor reseller dispute obligations under FCRA § 1681i(f).
