What is RentalApplication.ai?

RentalApplication.ai is a premium pay-per-report tenant-screening service for landlords and property managers. Reports start at $24.99 and include FCRA-compliant credit, criminal, eviction, and income data, with an optional AI landlord-reference-call product. We are operated by Lotly Software LLC and are a reseller of consumer reports under FCRA section 1681a(u).

How much does a tenant screening cost?

Reports start at $24.99 for credit. Premium bundles combining credit, criminal, housing-court, and income verification are available up to $54.99. The optional AI landlord reference call is $12. No subscription, no monthly minimum.

What is included in the report?

Credit report and VantageScore from TransUnion; nationwide criminal records and housing-court / eviction records from Asurint; optional income verification via Pinwheel (bank-link + payroll); optional AI landlord reference call; identity and fraud signals from TLO / TRADS.

How long does a report take?

Credit is typically returned within minutes. Criminal and housing-court records typically return within a few hours but can take up to 1-2 business days in slower jurisdictions.

Is RentalApplication.ai FCRA compliant?

Yes. We are a reseller of consumer reports under FCRA section 1681a(u). We require landlords to certify a permissible purpose before any report is delivered, we honor reseller dispute obligations under FCRA section 1681i(f), and we automatically apply state-law overlays so sealed, dismissed, and time-barred eviction records are filtered before the landlord sees them.

Does the applicant or the landlord pay?

Default is applicant-pay at the moment of application submission. Landlord-pay is also available if you prefer to absorb the cost.

Do I need to send adverse-action notices?

If you decline an applicant in whole or in part based on the report, the FCRA section 1681m adverse-action notice is required. RentalApplication.ai generates this notice for you automatically with the CRA contact information and the federal summary of consumer rights.

Can the applicant dispute information on the report?

Yes. Disputes go to disputes@rentalapplication.ai or the dedicated dispute portal at disputes.rentalapplication.ai. Per FCRA section 1681i(f), we forward the dispute to the originating consumer reporting agency within five business days.

Do you apply state-specific eviction-reporting rules?

Yes, automatically. Sealed, dismissed, and time-barred eviction records are filtered out before the landlord sees them based on the property state. We honor California AB 2747, Colorado HB22-1098, New Jersey Fair Chance in Housing Act 2022, Illinois 735 ILCS 5/9-121, Washington RCW 59.18.367, Oregon ORS 105.163, Minnesota Statute section 484.014, and analogous laws in other states.

How do I get a free copy of my report?

After an adverse action, you have a right under FCRA section 1681m to a free copy of the consumer report from the consumer reporting agency named in the adverse-action notice, requested within 60 days. RentalApplication.ai is a reseller; the underlying credit report comes from TransUnion, the housing/criminal report from Asurint. Contact information is on the adverse-action notice you received.

Is my data secure?

All databases are encrypted at rest with AWS KMS. S3 storage uses SSE-AES-256. TLS 1.2+ in transit. Bcrypt password hashes. AES-256-CBC for sensitive column-level encryption. We honor every U.S. state privacy law currently in force (CCPA/CPRA plus state analogues), with a 45-day response window.

How do I run a screening?

Start at rentalapplication.ai/apply, enter the applicant's name and email, choose which reports you want, and the applicant gets an email with a secure link to authorize the screening and pay. Most reports complete within hours.
