Most reports return within minutes once the applicant completes ID verification. AI reference calls take a few hours since they require reaching the previous landlord, and income verification adds a couple of minutes if the applicant uses bank-link. We email you the moment everything is ready.
Either works. You can pay upfront and invite the applicant, or send a link and have them pay during their application. Most landlords let the applicant pay — it self-selects serious renters.
TransUnion's ResidentScore is built specifically for tenancy decisions and uses TransUnion credit data — with a streamlined set of FCRA disclosures. FICO is the classic 300–850 credit score, $5 more, and requires additional disclosures plus a one-time landlord certification (about 2 minutes). Both scores are produced by TransUnion; we are a reseller of the underlying report and do not score or modify the data.

Our AI agent (provided in coordination with our partner Vosy) dials each previous landlord you list, walks them through your reference checklist (rent timeliness, cleanliness, would-rent-again, etc.), and sends back a written summary plus a recording of the call. It runs day or night and won't play phone-tag for you. AI summaries are interpretive aids — review the underlying transcript before relying on them for any tenancy decision.
We operate as a reseller of consumer reports under FCRA § 603(u). The underlying credit, criminal, housing, and identity data is furnished by independent consumer reporting agencies (TransUnion, Asurint, Pinwheel) — we forward and format it without modifying the substantive content. We give landlords the tools they need to stay compliant: adverse-action letter templates, dispute routing back to the originating bureau, and built-in state restrictions. The landlord remains the FCRA end-user and is responsible for the tenancy decision and any adverse-action notice. See the Terms of Service §2 for the full reseller framing.

Single-family, multifamily, mobile-home parks, rooms, ADUs, vacation rentals — we don't restrict by asset class. The Services are not currently available for properties in Vermont, Massachusetts, or New York; per-applicant fees are capped in Wisconsin, Virginia, Philadelphia (PA), and Washington, D.C.
